The four living people after Fen's death were the detective, Ryax, Sarah, and the culprit. Ryax and Sarah cannot be the culprit because they were with the detective at the time of the murders (Sarah was in the hallway when Fen died), and even if they were the detective confirmed Sarah was dead. Ryax was attacked by the culprit and thrown out the window after attacking the detective. There is only one culprit. When the detective woke up, the culprit was UNDER the table that Sarah's body was found on. Since the detective confirmed the dead bodies as such, Tech's death was confirmed in red, and the detective cannot misidentify a corpse, I can guarantee that ONLY Flaming could have committed the crimes. Therefore YOU. ARE. FLAMING! Nate hits Segaco with "YOU ARE FLAMING."!It's super correct!
The culprit was in possession of Flaming's key for most of game. Flaming's master key did leave his possession, but only when he placed it on Sarah's body. Correct.

- Tech set the chain in Jezz's room, Flaming set the chain in Fen's room, and Fen himself set the chain in Xerxes' room. Fen probably did it to get away from Xerxes or Flaming. - Flaming hid under Xerxe's bed, until the detective left to tie up the phones. - Fen and the detective aside, the phones weren't used. - The other reason Sarah screamed was because she realized the blood was real. - The only ones present when Jezz died were Tech and Flaming (not counting the victim herself, of course). - Xerxes was fatally stabbed in Fen's room, but did not die immediately. He managed to get to get into the hallway, where he died. Flaming then dragged him into Fen's room.

Just to add, Fen was wearing gloves, so he never directly touched the chain lock.
After Fen died, there was no living body within Xerxes's room.
The bloody handprints on Fen's door were left by Jezz,

That is to say, he was laying on the threshold and simultaneously in both the hall AND Fen's room. - Ryax took Fen's gloves for some reason. - Ryax left Xerxes' room before he left to encounter Nate in Jezz's room.

After breaking the chain, Nate went inside the room and found Xerxes' corpse gone. Nate would have noticed someone leaving the room.So... where did Flaming go?- He came upon the scene. When Jezz died, she fell against Fen. Xerxes exited his room and saw Fen pushing the dead Jezz off him, which triggered him to think Fen was Jezz's killer.

You wouldn't have heard the commotion even if the door was open: the place where that happened is too far away from the dining hall to be heard.
- Sarah screamed because she's afraid of blood. That's one of the reasons of why she screamed, but there's another reason... Which is not important. You can say you managed to hear her for X reason OR you can try solving it anyway, I don't mind.

- Flaming died from falling to his death. He was trying to steal the gold, and when he tried to climb down the ladder he lost his grip and fell. Perhaps the blows the detective delivered to him did more damage than he thought. - Alternatively, his death was due to the storm that was hanging around the mansion. Perhaps he was struck by lightning. - Alternatively, one of the bodies he disposed of out of the window fell onto him and killed him. - Alternatively, a branch broke off the tree and landed on him, killing him.
